What services does Rose Restoration offer facility managers?
Rose Restoration covers marble polishing and restoration, terrazzo (historic and modern), concrete polishing and grind-and-seal, granite, architectural metal (brass, bronze, stainless, elevator cabs, handrails), grout cleaning and color sealing, resinous and epoxy flooring, power washing and facade cleaning, overnight commercial cleaning, and scheduled preventive maintenance contracts — as a single-source specialty vendor or as a subcontractor on capital projects.
How do facility managers structure a maintenance contract with Rose Restoration?
Contracts can be structured as scheduled preventive maintenance (monthly, quarterly, or semi-annual), annual master service agreements (MSAs) with pre-negotiated rates, single capital projects, or subcontract roles on larger renovations. Rose provides written scope-of-work proposals, itemized line-item pricing, proof of insurance and licensing, and dedicated account coordination for multi-site facility portfolios.
Does Rose Restoration work on federal and institutional buildings in DC?
Yes. Rose Restoration has 48 years of federal, institutional, and government project experience across the DMV, including the U.S. Department of the Treasury, the Smithsonian Institution, the National Gallery of Art, the IMF, Marine Barracks Washington, and multiple embassies. Rose is familiar with federal contracting requirements, prevailing-wage scopes where applicable, historic preservation protocols, and the security and access requirements of federal and institutional sites.
Can Rose Restoration work overnight or after-hours for facility managers?
Yes. Overnight and after-hours work is routine for hospitality, institutional, and corporate facility clients. Rose Restoration regularly scopes projects around event calendars, peak occupancy, and operational constraints — minimizing disruption to tenants, guests, employees, or public access. Where a site requires it, crews pass federal security vetting, and COIs are issued per project.

Why Facility Managers Call Rose Restoration
Rose Restoration has been the preferred floor-and-surface restoration partner for trophy properties across the DMV since 1978. Our commercial accounts include the U.S. Treasury, the U.S. Capitol, the Smithsonian, Marine Barracks Washington, Four Seasons, Ritz-Carlton, Waldorf Astoria, and multiple embassies. What ties those together: facility managers who needed one vendor they could trust for every stone, tile, concrete, and specialty-floor project — and got it.
Elevator interiors take more wear than any other metal in a building and are the most visible. Elevator cab restoration is handled per cab overnight so no car is out of service during the day.

Program Structures We Build for Facility Managers
Quarterly Floor Care Programs
For high-traffic marble, terrazzo, and polished concrete surfaces. Quarterly visits keep the finish up so full restoration is needed less often. Typical structure: 4 visits/year, per-visit pricing with annual caps.
Annual Deep-Restoration Cycles
For main lobbies, atria, stair halls and ceremonial spaces. Annual or semi-annual deep restoration, timed to your slow periods: summer and winter breaks on a campus, or the quiet weeks in your event calendar.
On-Call Rapid Response
For emergency stain removal, surface damage repair, and post-incident restoration. Targeted response within 24–48 hours for commercial accounts.
New-Construction Protection Programs
Surface protection and final finishing on new construction and major renovation. Includes Marble Armor installation, sealing, and final buff-outs before turnover.
Planning, safety and compliance
A facility team answers to its own leadership for the building's condition, its safety record and its budget. Here is where Rose work fits.
Capital planning
The scope proposal is line-itemed and photographs existing conditions, so restoration can go into a capital request and recurring care into the operating budget.
A record of condition over time
Maintenance programs run monthly or quarterly, with a written condition report after every visit, which gives you a documented history of each floor. How Rose Care programs work.
Safety and secure sites
Crews are OSHA 10/30 trained and pass federal security vetting where a site requires it. Rose has worked inside secure federal buildings, directly and through prime contractors, including the Department of State's Truman Building and the Department of the Interior headquarters. Where polished floors are a slip concern, anti-slip treatment can be applied to stone and tile.
Historic fabric
At the Department of the Interior, ten historic bronze exterior doors were returned to the original darkened patina the architects intended and protected with lacquer, not polished bright.

Working in an occupied building
Most facility work happens while the building is in use. Here is what that looks like on a Rose project.
- After hours or in phases. Crews work overnight or on weekends, and larger floors are split into sections so paths of travel stay open.
- Dust and odor contained at the work area. Work areas are sealed and extracted at the tool, and wet methods with slurry containment are used where dust is not acceptable.
- Back in service by morning. Diamond polishing leaves no wet coating, so the floor takes foot traffic when the crew finishes. Sealer needs 30 to 60 minutes to dry, and that time is built into the schedule.
- One contact through the night. The crew leader communicates directly with your night manager or security team throughout the shift.
- Your part. A tenant notice with the dates and the route for each phase, and a building contact for access.

FAQ for Facility Managers
Do you provide a Certificate of Insurance to facility managers?
Yes. We carry general liability of $1M per occurrence and $2M aggregate, a $5M umbrella, $1M auto, workers’ compensation and $1M pollution liability. COI with additional-insured endorsements is issued within 1 business day of request.
What’s your typical pricing for recurring floor-care programs?
Commercial marble maintenance programs range from $0.35–$1.25 per sqft per visit depending on frequency and condition. Concrete polishing and ongoing burnishing programs scale similarly. We build custom scope proposals after a site walk-through.
Can you work after hours and overnight?
Yes. Most commercial work is scheduled for nights, weekends and low-occupancy windows, and it is phased so the routes your staff and visitors need stay open.
Can you help us plan stone work across budget years?
Yes. The scope proposal is line-itemed with photo documentation of existing conditions, so you can phase restoration as capital work and budget a maintenance program separately. References from facility clients are available with their permission.
Do you do both flooring and stone work, or just one?
Both — and more. Rose handles marble polishing, terrazzo restoration, concrete polishing, grout cleaning, resinous flooring, metal polishing, masonry repointing, and Marble Armor installation. One vendor, full scope.
How quickly can you respond to an RFP?
Standard RFP turnaround is 5 business days for scopes under 50,000 sqft. Rush responses within 48 hours are available.
