What Drives Epoxy Flooring Cost
1. Concrete Preparation
Proper diamond grinding is what separates a coating that lasts fifteen years from one that peels in eighteen months. Prep is included in our pricing — but floors with existing failed coatings, heavy adhesive residue, or deep contamination need additional grinding or removal, typically adding $1–$3 per square foot.
2. Moisture Testing and Mitigation
Concrete slabs with elevated moisture vapor will destroy a standard epoxy from below. We test before we quote; when mitigation is needed, a vapor-barrier primer adds roughly $1.50–$3.00 per square foot — and saves the entire floor.
3. Repairs Before Coating
Cracks, spalls, and failed joints get repaired before any coating goes down, typically $0.75–$2.00 per square foot depending on extent. A coating is only as good as the slab under it.
4. System and Finish Choice
More build coats, decorative media, and topcoat chemistry all move the number. Polyaspartic topcoats cost more than epoxy but cure in hours instead of days and hold color in sunlight — usually the right call for garages that can’t be out of service.
