Local context — what Northern Virginia marble restoration work looks like. Rose Restoration’s crews work across Northern Virginia every week, from Old Town Alexandria and Arlington’s high-rise corridors through McLean, Great Falls, Vienna, Tysons, Reston and out into Loudoun and Prince William. We know the access requirements, parking patterns and operational rhythms of the region’s residential streets, office parks and hotel properties. We carry full COI for buildings that require it, we coordinate with property managers and building engineers ahead of every visit, and we schedule around the rules each property sets — quiet hours, freight elevator windows, weekend or after-hours work. Restoration practice since 1978 across DC, Maryland and Northern Virginia means we have already solved the access and logistics puzzles that surprise newer contractors.

Northern Virginia’s Marble Landscape

Northern Virginia holds one of the densest concentrations of marble in the mid-Atlantic, and very little of it is the same. Federal-era and colonial-revival homes in Alexandria carry original marble hearths, thresholds and entry floors. McLean, Great Falls and Vienna are full of large custom houses with Calacatta and Carrara islands, master bathroom floors, and grand staircases. Arlington and Tysons run to high-rise lobbies, elevator surrounds and amenity floors that take heavy traffic. Loudoun and Prince William add newer construction where the marble is often thinner and set over radiant heat, which changes how it can be worked.

What connects them is that marble is a soft, calcite stone. It etches when something acidic touches it, it scratches under grit, and it dulls where people walk. None of that means the stone is finished. Almost all of it can be brought back in place.

Why Northern Virginia Property Owners Choose Rose

Our Marble Restoration Process

  1. Free on-site assessment. We look at the stone, identify what is actually wrong, and tell you whether it needs a full restoration or just a polish.
  2. Written scope and price. You get the sequence, the timeline and the number before anything starts.
  3. Protection and containment. Adjacent finishes, baseboards, cabinetry and traffic routes are protected first.
  4. Grinding, honing, polishing. Diamond abrasives worked through the grit sequence until the surface is flat and even. How far back we start depends on the damage.
  5. Repair. Chips, cracks and open seams filled and colour-matched.
  6. Seal and protect. An impregnating sealer, or Marble Armor where a client wants stain protection beyond a standard sealer.
  7. Walkthrough. We do not leave until you have looked at it.

Northern Virginia Marble Restoration Cost

Most marble restoration in this region runs $6 to $20 per square foot, depending on the condition of the stone, the finish you want, and how much repair is involved. A light polish on well-kept stone sits at the bottom of that band. A floor that needs full grinding, crack repair and a mirror polish sits at the top. Countertops and small areas are usually quoted as a unit rather than by the foot.

For a fuller breakdown of what moves the number, see the marble restoration cost guide and our Northern Virginia cost article.

Commercial and Hospitality Marble in Northern Virginia

Alongside residential work, we restore marble for office buildings, hotels, country clubs, houses of worship and government facilities across the region. Lobby floors, elevator surrounds, restrooms and amenity spaces are typically worked overnight or in phases so the building keeps running. Frequently Asked Questions — Northern Virginia

Which Northern Virginia areas does Rose serve for marble restoration?

All of it. Fairfax County including McLean, Vienna, Great Falls, Reston, Falls Church, Tysons and Springfield; Arlington; Alexandria; Loudoun County including Ashburn, Leesburg and Sterling; and Prince William County including Woodbridge, Manassas and Gainesville. We also work throughout Washington DC and Maryland.

Can etched or dull marble be fixed without replacing it?

In almost every case, yes. Etching is a chemical burn in the surface of the stone, not a stain sitting on top of it, so it is removed by working the stone itself with diamond abrasives rather than by cleaning. The same is true of most scratches and dull traffic patterns.

How long does marble restoration take?

A countertop or vanity is usually a few hours. A residential entry or bathroom floor is typically one day. Large floors, lobbies and multi-room scopes run longer and are scheduled in phases. We give you the timeline in writing before we start.

Do you work around a building’s schedule?

Yes. Overnight, weekend and phased work is routine for occupied buildings, and we coordinate COI, badging, freight elevator windows and quiet hours with property management ahead of the visit.
