Alexandria, Virginia — particularly Old Town — has the strongest historic brick and masonry inventory of any city in our service area. 18th- and 19th-century brick townhouses, commercial storefronts, warehouse buildings, and row houses all require specialized masonry restoration by a contractor who understands period materials and techniques. Rose Restoration has been doing this work in Alexandria since 1984.

Why Alexandria Masonry Is Different

Most historic Alexandria brick is soft — fired at lower temperatures than modern brick, and originally laid with soft lime-based mortars that flex with building movement and weather without damaging the brick itself. This is a crucial specification: using modern portland-based mortar on pre-1920s Alexandria brick causes the brick itself to crack and spall as the mortar (which is now harder than the brick) transfers building stress into the softer stone.

Proper historic repointing requires matching mortar type (typically Type N or Type O lime-based), mortar color (sand and pigment matching), and joint profile (struck, raked, concave, or V-joint to match original). We do this matching work on every historic Alexandria job.

Our Historic Repointing Approach

Historic Alexandria masonry work follows preservation-grade methodology:

  1. Assessment. Identify mortar type, match approach, and scope of repair needed. We tap-test brick for hollow sounds, document crack patterns, and identify previous portland-mortar interventions that may have damaged the original brick.
  2. Mortar matching. Sand sample analysis, pigment matching, and hardness testing to produce a mortar that matches the original’s color, texture, and performance. For listed buildings, we produce mock-ups for preservation-office approval.
  3. Careful removal. Existing failed mortar is removed with hand tools or low-power oscillating tools to avoid chipping the historic brick. Never with angle grinders or high-impact equipment on soft brick.
  4. Repointing. New mortar is pressed into joints and tooled to the original joint profile — struck, raked, concave, or V-joint as the building was originally built.
  5. Brick replacement if needed. Salvage brick from the same era sourced to match when individual replacement units are required.
  6. Final cleaning. Soft-bristle brushing, pH-neutral brick cleaner if needed. Never acid washing on historic brick.
