Why DC Has So Much Terrazzo

Terrazzo was the floor of choice for federal and institutional construction from the 1930s through the 1970s — the period when Washington DC built out the bulk of its federal office infrastructure, its monuments, and its public institutions. It’s durable, handles foot traffic for decades, and looks formal enough for government work.

Today, that same terrazzo is still underfoot in thousands of DC buildings — most of it original. The craftsmen who installed it knew what they were doing, and properly restored terrazzo has a visible depth and character that no new installation matches. That’s why virtually every DC property manager eventually faces the same question: restore or replace?

For almost all DC terrazzo, the answer is restore. Replacement costs 4–10× more than restoration, destroys historic character, and produces a worse-looking result. Rose Restoration has been preserving DC’s terrazzo since 1978.

Terrazzo Restoration Process

Every Rose Restoration terrazzo project follows the same full process — deep clean, diamond honing, progressive polishing, and sealing. For DC work specifically, we also handle the access, security, and noise considerations that come with federal and institutional settings.

1. Deep Cleaning

Removes decades of soil, cleaning product residue, and embedded dirt. pH-neutral chemistry only — no acidic cleaners that would damage the terrazzo matrix.

2. Diamond Honing

Progressive grits — coarse to fine — remove etching, scratches, and surface damage. This is the step that produces an even, uniform surface ready to accept polishing.

3. Progressive Polishing

Finer grits and polishing compounds build the gloss from matte to mirror. For federal lobbies and hospitality environments, we typically target 1500–3000 grit polish.

4. Crack and Chip Repair

Color-matched polyester or epoxy resin for any damage identified during assessment. Ground flush with the surrounding terrazzo and finished to match.

5. Sealing

Penetrating impregnating sealer — not a topical coating. Reduces porosity, improves stain resistance, and doesn’t peel or yellow.
