Rose Restoration provides professional stone restoration, marble polishing, grout repair, and concrete refinishing services for homeowners throughout Dunn Loring and surrounding Northern Virginia communities. With experience since 1978 restoring marble, granite, terrazzo, concrete, and natural stone across the Washington DC region, our team helps homeowners restore and protect the surfaces that make their homes stand out.
It happens slowly. A dull spot on the kitchen counter. A scratch on the marble foyer you keep noticing. The bathroom vanity that doesn’t gleam the way it did when you moved in. Then one day you realize — your stone looks tired.
Most homeowners assume the only option is to live with it or tear it out and replace it. That’s almost never true. In most cases, damaged, stained, or dull stone can be restored to like-new condition for a fraction of the cost of replacement.
That’s what we’ve been doing since 1978. Rose Restoration brings professional-grade equipment and hands-on expertise directly to your home. No demolition. No dust clouds. No weeks-long renovation. Just your stone, brought back to life.

• Granite: Kitchen counters, bathroom vanities, floors. We repair chips, remove stains, and bring back the original depth and shine.

Natural stone surfaces in kitchens, bathrooms, and entryways often develop wear over time. Materials such as marble, limestone, travertine, and granite may become scratched, etched, or dull from everyday use.
Our natural stone restoration services include:
• marble honing and polishing
• marble countertop restoration
• etch and stain removal
• granite polishing and sealing
• limestone and travertine refinishing
• stone floor restoration
Rose also restores granite, limestone, travertine, slate, soapstone, and bluestone. See our stone restoration services for every natural stone we work on.
These services restore the natural appearance of stone while extending the life of the material.
Tile installations in kitchens, bathrooms, and showers often begin to show wear in the grout lines first. Because grout is porous, it absorbs moisture, dirt, and oils that lead to discoloration.
Rose Restoration provides professional:
• grout cleaning
• grout color sealing
• tile regrouting (rake and regrout)
• shower grout repair
Color sealing restores grout to a consistent appearance while improving stain resistance. Regrouting replaces deteriorated grout to protect tile installations from water intrusion.
Concrete floors in garages, basements, and utility areas can benefit from professional restoration and finishing.
Our concrete services include:
• concrete grinding and surface preparation
• polished concrete floors
• epoxy garage floor coatings
• concrete staining and densification
• joint repair and concrete sealing
These treatments strengthen concrete while improving durability and appearance.
Outdoor surfaces such as flagstone patios, bluestone walkways, pool decks, and stone steps are exposed to weather and heavy foot traffic throughout the year.
Our outdoor restoration services include:
• deep cleaning and pressure washing
• mortar joint repair and repointing
• stone resetting and leveling
• sealing and color enhancement
These services restore both the appearance and structural integrity of outdoor stone installations.

Dunn Loring sits in a transitional pocket of Northern Virginia near the Merrifield corridor, bordered by Tysons Corner to the north and the Mosaic District to the east. The neighborhood’s housing stock reflects the broader evolution of this part of Fairfax County: older ranch homes and colonials from the 1950s through 1970s alongside newer infill construction and townhome developments that arrived as the Dunn Loring-Merrifield Metro station transformed the area’s development profile.
For homeowners in the older ranch and colonial homes, renovation projects frequently surface original stone and tile features — slate foyer floors, ceramic tile hearths, cast stone fireplace surrounds — that may have been obscured by decades of successive updates. Uncovering and restoring these original features has become a point of pride for owners investing in the older housing stock. At the same time, 1990s-era kitchen remodels in these homes produced a generation of granite countertops now due for professional restoration or refreshment.
In newer mixed-use and townhome developments near the Metro, natural stone appears in lobby floors, common-area surfaces, and upscale unit interiors. Building managers and condo associations in these properties require periodic professional maintenance to keep stone surfaces in presentable condition. Rose Restoration’s proximity to Dunn Loring means responsive service for both residential and commercial-residential properties in this evolving community.
Q: How much does residential stone restoration cost in Dunn Loring?
A: Pricing depends on the type of material, square footage, and condition of the surface. Most residential restoration projects range between $6–$20 per square foot, which is typically far less expensive than replacing natural stone. We provide free on-site consultations in Dunn Loring with a detailed written estimate.
Q: How long does stone restoration take?
A: Many residential projects are completed within one to two days. Smaller surfaces such as marble countertops can often be restored in a few hours, while larger projects like stone floors or patios may take two to three days depending on the scope.
Q: Can etched marble countertops be repaired?
A: Yes. Etching caused by acidic substances like lemon juice, wine, or cleaning products can usually be removed through professional marble honing and polishing. Many homeowners also choose Marble Armor protection to help prevent future etching and staining.
If your marble floors, stone countertops, grout lines, concrete garage floor, or patio surfaces need restoration, Rose Restoration can help.

Slate floors hidden under carpet are often in surprisingly good condition — protected from surface wear but sometimes affected by adhesive residue, minor cracking, or grout deterioration. The result can be a beautiful, durable floor that outlasts most modern alternatives. Call (703) 327-7676 to schedule a look before you make any decisions about removal.
Yes. We work with condo associations and building managers throughout the Merrifield and Dunn Loring area on both one-time restoration projects and ongoing maintenance agreements. Regular maintenance — typically annual or biannual cleaning, honing, and resealing — significantly extends the life of stone lobby floors and reduces long-term costs compared to deferred maintenance followed by emergency restoration. Contact us at (703) 327-7676 to discuss a maintenance plan tailored to your building’s traffic and stone type.
