The damage we found
The condo had been used as a primary residence with regular entertaining for 7 years. The marble floors had received only basic vacuuming and damp mopping over that time — no professional intervention. The cumulative damage was substantial:
- Severe foot-traffic dulling: The original polished mirror finish was almost entirely gone in the foyer and the main living-room walking lane. The Crema Marfil’s warm cream color was still visible but flat — none of the original light reflectivity remained.
- 50+ scratches: Most superficial — gravel and grit dragged in from the building’s outdoor entry plaza. A few deeper scratches likely from furniture moves and one set of marks consistent with heel-strike damage.
- Lippage at transitions: Three tile transitions (foyer-to-living, living-to-hallway, living-to-powder-room) had developed visible height differences. Building settlement plus original installation tolerances had compounded over 7 years.
- Etching at wet bar: Two visible matte rings on the floor in front of the wet bar — likely spilled cocktails (citrus-based) that hadn’t been wiped immediately. Acidic spills + polished marble = permanent etch unless restored.
- Water spots in powder room: Hard water spots from the powder room sink that had splashed onto the floor and dried without being wiped. Mineral deposits had bonded with the marble surface.
The restoration process
- Site protection (Day 1). Adjacent rooms (kitchen, bedrooms) sealed with plastic walls. Adjacent furniture relocated to bedrooms. The condo’s shared hallway protected with breathable boards on the route to the service elevator. Building management notified and shared common-area protection coordinated.
- Pre-clean and assessment. Commercial pH-neutral cleaning across all 280 sf to remove built-up dirt, residue, and surface debris. Allowed accurate assessment of the underlying stone condition.
- Lippage flattening. The three transition lippage areas were addressed with metal-bond diamond pads at 100 grit. This is the most aggressive step but transforms how the floor reads as a continuous surface.
- Diamond honing — coarse to medium. Progression through 200 and 400 grit resin-bond pads to remove the original surface damage and the marks from the lippage flattening simultaneously. Working in 6×6 ft sections to maintain control.
- Diamond honing — fine. 800, 1500, and 3000 grit progression. Each pass removes the marks from the previous pass and reveals the next level of refinement. By the 3000 pass, the floor has a soft satin appearance.
- Polishing (Day 2). Final polishing with chemical polishing compound applied via weighted polishing machine. Crema Marfil polishes beautifully — the warm cream tones and subtle veining come into full visual depth with proper polishing.
- Spot etch and water spot treatment. The wet bar etches and powder room water spots had been addressed during the honing pass but received additional targeted polishing for visual uniformity.
- Sealing. Premium impregnating sealer applied across the entire restored area in two coats. High-traffic urban floors benefit from generous sealer application — entry-area particularly absorbs salt and grit residue during winter.
- Building management coordination. Final cleanup of the shared elevator and hallway. Photo documentation provided to building management per condo association protocol.

By end of Day 2:
- Original Crema Marfil mirror finish restored across all 280 sf
- 50+ scratches all eliminated
- Lippage flattened at all three transitions — floor reads as continuous
- Wet bar etches removed; no visible patches
