Arlington’s Masonry Landscape
Arlington masonry splits into three main project types:
- Historic Arlington residential. Pre-WWII homes throughout Lyon Village, Country Club Hills, Westover, Cherrydale, Ashton Heights, and Lyon Park. Much of this brick was laid 1920s–1940s with early portland or transitional lime-portland mortars. Still flexes with building movement; still benefits from appropriate-mortar repointing.
- Mid-century residential. 1950s–1970s brick homes throughout Arlington. Modern portland mortars, standard repointing. Most common needs: chimney work, stoop/patio repair, facade spot-repointing.
- Commercial facades. Older brick commercial buildings along Columbia Pike, older Rosslyn/Courthouse commercial, and neighborhood commercial districts needing facade repointing.
Common Arlington Masonry Projects
- Chimneys. Most common call. Chimney crown rebuilds, mortar joint repointing, and sometimes full chimney rebuilds.
- Front-stoop repair. Brick front stairs and stoops from 1920s–1980s construction needing mortar refresh.
- Brick patios and walkways. Backyard installations with failing mortar or settling.
- Garden walls. Perimeter walls and landscape masonry.
- Facade spot repointing. Specific problem areas on brick homes — usually water-damaged sections.
- Commercial brick cleaning. Graffiti removal, efflorescence treatment, pH-neutral masonry cleaning.

Mortar-Matching for Arlington Historic Brick
Arlington’s pre-1940s brick homes typically used transitional lime-portland mortars — not as soft as Federal-era DC lime mortar, not as hard as modern Type S. Matching this transitional specification is key. Using modern Type S on 1920s Arlington brick will crack the brick within a few decades; using pure lime mortar on the same brick won’t bond properly to the now-harder portland brick.
We bring mortar samples, test hardness, and produce matched mixes for each Arlington project.
