About Rose Restoration
Rose Restoration has been restoring and protecting architectural surfaces across Virginia, Maryland, Washington D.C., and beyond for over 40 years. What started as a small family-owned operation has grown into a team of 30+ full-time technicians — but we’ve never lost the hands-on approach that built our reputation.
We specialize in stone, concrete, terrazzo, wood, and metal restoration for commercial, residential, hospitality, and government properties. From the Virginia State Capitol to neighborhood lobbies, we bring the same level of care and craftsmanship to every project.
Our approach is simple: assess honestly, scope precisely, and execute with skill. We don’t upsell services you don’t need, and we stand behind every project we complete.
About Rose Restoration International
Rose Restoration International is a specialty restoration contractor serving Virginia, Maryland, and Washington, DC. For more than 40 years, we have been restoring, refinishing, and preserving the surfaces that define buildings — stone, concrete, terrazzo, wood, metal, and epoxy flooring systems. Our team of over 30 skilled technicians works on commercial properties, government buildings, historic landmarks, hospitality venues, and high-end residences throughout the region.
We are not a general contractor. We are specialists. Every member of our team is trained in the specific materials, techniques, and equipment required for restoration and surface finishing work. That focus is what allows us to deliver consistent, high-quality results on projects ranging from a single lobby floor to a multi-phase building facade restoration.
Our History
Rose Restoration was founded on a straightforward principle: the surfaces inside and outside a building deserve the same level of care and expertise as any other building system. Over the past four decades, we have built our reputation one project at a time — earning repeat business from property managers, general contractors, architects, and building owners who know they can count on us to get the work right.
What started as a small, hands-on operation has grown into one of the most experienced specialty restoration firms in the Mid-Atlantic region. We have expanded our capabilities, invested in equipment, and developed our team, but we have never lost the attention to detail and personal accountability that defined us from the beginning.
Over the years, we have worked on some of the most prominent buildings in the Washington, DC area — government facilities, historic properties, corporate headquarters, luxury hotels, and landmark structures. Each project has added to our body of knowledge and reinforced our commitment to doing the work correctly, not just quickly.
What We Restore
Our services span a wide range of building materials and surfaces. We approach each material with the specific knowledge and techniques it demands.
Stone
We restore marble, granite, limestone, travertine, slate, and other natural stone surfaces. Our stone work includes honing, polishing, grinding, lippage removal, crack and chip repair, stain removal, and sealing. We work on floors, countertops, wall cladding, stairs, and exterior stone facades.
Concrete
Our concrete services include polishing, grinding, staining, sealing, coating, patching, and overlay systems. We serve as a specialty concrete subcontractor for general contractors and also work directly with building owners and property managers on maintenance and renovation projects.
Terrazzo
Terrazzo restoration requires specific expertise in grinding, grouting, patching, and polishing this unique composite material. We restore both traditional cementitious terrazzo and epoxy terrazzo systems in lobbies, corridors, and public spaces.
Wood
We refinish and restore commercial wood surfaces including doors, millwork, paneling, railings, trim, and flooring. Our wood restoration process addresses UV damage, water damage, wear, scratches, and coating failure. We match existing stain colors and apply protective finishes appropriate to the environment.
Metal
We restore brass, bronze, stainless steel, aluminum, iron, and copper surfaces in commercial and institutional settings. Our metal work includes polishing, patina management, lacquering, cleaning, and refinishing of elevator surrounds, railings, doors, fixtures, and architectural metalwork.
Epoxy and Resinous Flooring
We install and maintain epoxy, polyurethane, polyaspartic, and other resinous flooring systems. These high-performance floors are used in commercial kitchens, laboratories, mechanical rooms, parking structures, and industrial spaces where durability and chemical resistance are essential.
Our Service Area
Rose Restoration is based in Northern Virginia and serves the entire Washington, DC metropolitan area, including:
- Virginia: Northern Virginia, Fairfax, Loudoun, Arlington, Alexandria, Prince William, and beyond
- Maryland: Montgomery County, Prince George’s County, Baltimore, and surrounding areas
- Washington, DC: All quadrants and neighborhoods
For larger or specialized projects, we travel throughout the Mid-Atlantic region. If you have a project outside our core service area, call us at 703-327-7676 to discuss logistics and availability.
What Makes Rose Restoration Different
There are many contractors who offer surface work as a sideline to their primary business. Rose Restoration is different because restoration and surface finishing is our only business. That singular focus shapes everything we do.
Deep Material Knowledge
Our technicians understand the science behind the surfaces they work on — how stone reacts to different chemicals, why certain concrete densifiers outperform others, what causes wood coatings to fail, how different metals respond to polishing compounds. This knowledge comes from decades of hands-on experience across thousands of projects.
Right-Sized Team
With over 30 technicians, we are large enough to staff multiple concurrent projects and handle urgent requests, yet small enough that our leadership stays directly involved in project execution. You will not be handed off to a rotating cast of unknown subcontractors. Our team members know each other, work together regularly, and hold each other accountable.
Professional Equipment
We invest in and maintain a full inventory of professional-grade equipment — planetary grinders, polishing machines, diamond tooling, extraction systems, scaffolding, coating application equipment, and specialty hand tools. We do not rent equipment for each project. Our crews arrive with the right tools to do the work efficiently and to specification.
Honest Communication
Not every surface can be restored to like-new condition. Not every approach is appropriate for every situation. We give our clients honest assessments of what is achievable, what it will cost, and how long it will take. If a surface is beyond restoration, we will tell you. If a less expensive approach will produce the result you need, we will recommend it. Our goal is a long-term relationship built on trust, not a single transaction.
Attention to Detail
Restoration work is detail work. The quality of a polished floor is measured in scratch patterns at the microscopic level. The success of a repointing project depends on mortar color and joint profile matching that most people would never notice. We care about these details because they are the difference between work that looks right and work that does not.
Our Approach to Every Project
Regardless of size or scope, every Rose Restoration project follows the same disciplined approach:
- Assessment: We evaluate the existing conditions, identify the substrate material, document damage or wear, and determine the appropriate restoration method.
- Recommendation: We provide a clear, written proposal that describes the scope of work, the methods and materials we will use, the timeline, and the cost. No surprises.
- Preparation: Proper surface preparation is the foundation of every successful finish. We invest the time and effort in preparation that the project requires, even when it is not visible in the final result.
- Execution: Our trained technicians perform the work according to the agreed scope, using the specified materials and methods. We maintain clean, organized work areas and communicate with building occupants and management as needed.
- Inspection and closeout: We inspect our finished work against the project requirements, address any punch list items promptly, and provide documentation as required.
