Exterior terrazzo is a different animal from lobby terrazzo. At a landmark cooperative building in Foggy Bottom, Washington DC, the building engaged Rose Restoration directly to restore its upper terrace terrazzo, awarded in two phases in October and November 2025.
Terrace terrazzo lives outdoors: freeze and thaw cycles, ponding water, UV, and decades of weather work on the surface and its joints in ways interior floors never see. Restoration has to address the whole system, cracks and joints as well as the walking surface, or the weather simply reopens the work.
The two phase structure followed the building’s own rhythm. A resident building stays occupied, terraces serve units, and a board needs the disruption bounded and predictable. Phasing the work let each section be completed, inspected, and returned to residents before the next began, with the second phase awarded on the delivered quality of the first.
Working directly for cooperatives and condominiums is a large part of Rose’s commercial practice in Washington DC. Boards and property managers get a fixed scope, a schedule that respects residents, and one accountable contractor whose own employees perform the work.
