Rose Restoration is headquartered on Lee Highway in Fairfax, which makes Fairfax hotels the closest work we do. For a property along the Fairfax County corridors, that proximity means short travel for walk-throughs, night crews without mobilization charges, and a restoration partner whose shop, equipment, and 35-plus craftsmen sit a few miles from your lobby.
The mid-market squeeze
Fairfax hotels compete for corporate and government travelers against newer builds in Tysons and Reston. A dulled lobby floor reads as age; a mirror-polished one reads as management. Restoration is the cheapest square-foot upgrade a lobby can get: no demolition, no closure, and the same stone your designer originally specified, returned to its intended finish.
What we restore
Lobby and breakfast-area floors
Marble, granite, and terrazzo honed and polished overnight; LVT and tile transitions detailed so the whole floor reads as one surface.
Front desks and counters
Etch, stain, and scratch removal on stone tops, with protection options for the busiest surfaces.
Elevator cabs and corridors
Cab floors and thresholds refinished without taking the bank out of service.
Guestroom vanities and showers
Room-block scheduling that follows your renovation or deep-clean calendar.
Pool decks and fitness floors
Honed, slip-conscious finishes and stone cleaning around amenity hours.
Maintenance programs
The cheapest restoration is the one you stop needing. Our scheduled maintenance programs keep hotel stone at standard with quarterly or semi-annual visits, documented conditions, and a fixed budget line, which is how the region’s flagship properties keep their floors inspection-ready year round.
The same crews the flags use
The crews that restore the Four Seasons in Georgetown dispatch from Fairfax. Your property gets the same equipment, the same craftsmen, and the same documentation, with the shortest drive on our schedule.
What it costs
Marble restoration runs $6 to $20 per square foot depending on condition and finish. Walk-throughs are free, and a Fairfax property can usually get one within days.
Questions Fairfax operators ask
How small a job will you take?
For a Fairfax address, small works fine: a single etched front desk or one dulled elevator threshold is worth a visit because there is no mobilization cost.
Can you coordinate with our GC during a renovation?
Yes. We work as a specialty subcontractor for general contractors on hotel renovations across the region, including floor protection, final polish, and punch-list stone repairs.
What about the rest of the building?
Concrete back-of-house floors, grout color sealing, metal polishing, and exterior cleaning ride on the same contract if you want one vendor.
