Project: Crema Marfil marble floor restoration in a Washington DC luxury condo (Wardman Tower) — full diamond honing and re-polishing of approximately 280 square feet of foyer, living room, and powder room marble that had degraded over 7 years of high-traffic urban use. 2-day project; floor returned to original mirror finish across the entire restored footprint.

The condo had been used as a primary residence with regular entertaining for 7 years. The marble floors had received only basic vacuuming and damp mopping over that time — no professional intervention. The cumulative damage was substantial:

The restoration process

  1. Site protection (Day 1). Adjacent rooms (kitchen, bedrooms) sealed with plastic walls. Adjacent furniture relocated to bedrooms. The condo’s shared hallway protected with breathable boards on the route to the service elevator. Building management notified and shared common-area protection coordinated.
  2. Pre-clean and assessment. Commercial pH-neutral cleaning across all 280 sf to remove built-up dirt, residue, and surface debris. Allowed accurate assessment of the underlying stone condition.
  3. Lippage flattening. The three transition lippage areas were addressed with metal-bond diamond pads at 100 grit. This is the most aggressive step but transforms how the floor reads as a continuous surface.
  4. Diamond honing — coarse to medium. Progression through 200 and 400 grit resin-bond pads to remove the original surface damage and the marks from the lippage flattening simultaneously. Working in 6×6 ft sections to maintain control.
  5. Diamond honing — fine. 800, 1500, and 3000 grit progression. Each pass removes the marks from the previous pass and reveals the next level of refinement. By the 3000 pass, the floor has a soft satin appearance.
  6. Polishing (Day 2). Final polishing with chemical polishing compound applied via weighted polishing machine. Crema Marfil polishes beautifully — the warm cream tones and subtle veining come into full visual depth with proper polishing.
  7. Spot etch and water spot treatment. The wet bar etches and powder room water spots had been addressed during the honing pass but received additional targeted polishing for visual uniformity.
  8. Sealing. Premium impregnating sealer applied across the entire restored area in two coats. High-traffic urban floors benefit from generous sealer application — entry-area particularly absorbs salt and grit residue during winter.
  9. Building management coordination. Final cleanup of the shared elevator and hallway. Photo documentation provided to building management per condo association protocol.
