A downtown Washington DC office building engaged Rose Restoration directly in June 2026 to restore its terrazzo flooring. Office lobbies are where terrazzo earns its reputation, and where it shows its age first.
An office lobby floor is the building’s handshake. Tenants, brokers, and visitors read the building’s condition off it in the first five seconds, and a dull, scratched, wax-heavy terrazzo floor tells a story ownership does not want told. Meanwhile leasing teams compete against buildings that renovated last year.
Restoration beats replacement here on every axis. The existing terrazzo is ground to remove decades of wear, repaired where cracks and old patches interrupt the field, then honed and polished to a finish that needs no wax, ever. Lobby work happens overnight so the building never closes, and the floor is walkable every morning.
The maintenance story matters as much as the restoration: a polished, densified terrazzo floor is maintained with neutral cleaning and periodic burnishing instead of the strip and wax cycle, which lowers cost and keeps the finish consistent year round. Rose runs standing maintenance programs for exactly this reason.
