A renovation inside one of the largest buildings on a federal research campus in Bethesda, Maryland included long runs of original corridor terrazzo. The general contractor awarded Rose Restoration the terrazzo restoration scope in February 2025.
Mid century federal buildings are full of terrazzo for a reason: poured well, it lasts for generations. What it cannot do is stay glossy under decades of foot traffic, floor machines, and coats of sacrificial finish. By the time a renovation comes around, corridor terrazzo is usually flat, patched, and buried under wax. The restoration question is never whether the floor can come back. It is how much grinding it takes to get below the wear.
Rose’s process on a corridor package: strip any coatings, diamond grind to expose clean aggregate, repair cracks and patches with color matched fill, then hone and polish in progressively finer grits to the specified gloss and densify the surface. The floor that emerges is the original terrazzo, not a coating over it, which is why the result holds up under the same traffic that dulled it in the first place.
Federal work adds its own layer: background screening, escorts, badging, and coordination with a contractor answerable to a government client. Rose crews work on secure campuses across the region, and the paperwork is part of the service.
