Epoxy flooring costs $4–$18 per square foot installed in the DC metro area depending on the system: solid-color epoxy runs $4–$8/SF, decorative flake $6–$12/SF, metallic epoxy $10–$18/SF, and fast-cure polyaspartic $8–$14/SF. A standard 2-car garage typically lands between $2,500 and $6,000 in epoxy flake, and commercial resinous systems are quoted per project.

What Drives Epoxy Flooring Cost

1. Concrete Preparation

Proper diamond grinding is what separates a coating that lasts fifteen years from one that peels in eighteen months. Prep is included in our pricing — but floors with existing failed coatings, heavy adhesive residue, or deep contamination need additional grinding or removal, typically adding $1–$3 per square foot.

2. Moisture Testing and Mitigation

Concrete slabs with elevated moisture vapor will destroy a standard epoxy from below. We test before we quote; when mitigation is needed, a vapor-barrier primer adds roughly $1.50–$3.00 per square foot — and saves the entire floor.

3. Repairs Before Coating

Cracks, spalls, and failed joints get repaired before any coating goes down, typically $0.75–$2.00 per square foot depending on extent. A coating is only as good as the slab under it.

4. System and Finish Choice

More build coats, decorative media, and topcoat chemistry all move the number. Polyaspartic topcoats cost more than epoxy but cure in hours instead of days and hold color in sunlight — usually the right call for garages that can’t be out of service.

Epoxy vs Polished Concrete

Not every concrete floor should be coated. Warehouses and showrooms with sound slabs are often better served by polished concrete ($6–$14/SF) — no coating to wear through, easier long-term maintenance. Wet areas, kitchens, and chemical-exposure floors need the resinous system. We install both, so our recommendation is based on your slab, not our sales sheet. Frequently Asked Questions

How much does it cost to epoxy a 2-car garage?

A standard 2-car garage (400–500 SF) runs $2,500–$6,000 in decorative flake epoxy or $3,200–$7,000 in polyaspartic, including diamond-grind preparation. Floors needing coating removal or moisture mitigation come in higher — we confirm with a free assessment.

Why do epoxy quotes vary so much between contractors?

Preparation. Low quotes usually mean acid etching instead of diamond grinding and no moisture testing — the two shortcuts responsible for nearly every peeling epoxy floor we’re called to fix. Our pricing includes proper mechanical prep, which is why our floors last.

What does commercial epoxy or urethane cement cost?

Commercial resinous floors are quoted per project — square footage, chemistry, downtime window, and substrate condition all matter. We work nights and weekends so kitchens and production floors don’t close. Request a proposal and we’ll walk the space.
