Rose Restoration refinishes and restores wood doors for homeowners, hotels, condominiums, and commercial buildings across Washington DC, Maryland, and Northern Virginia. Our craftsmen bring weathered, scratched, and faded wood doors back to a rich, even finish on site since 1978 — without removing or replacing them where possible.

Wood Doors We Restore

Our Door Refinishing Process

We assess the door and finish, repair gouges, cracks, and water damage, sand back failed coatings, then re-stain and apply a durable topcoat matched to the original color and sheen. On site, we protect surrounding surfaces and contain dust so occupied buildings stay usable throughout.

Commercial and Hospitality Door Restoration

Hotels and property managers rely on us to refresh dozens or hundreds of corridor and suite doors on phased, after-hours schedules — restoring a consistent, guest-ready finish far below the cost of replacement, with full insurance and certificates on file.

Why Rose Restoration

Family-run since 1978, with senior in-house craftsmen who restore rather than replace. Our work appears in landmark buildings and luxury hotels across the DC metro, and every project carries our written workmanship warranty.

Serving the DC Metro

Frequently Asked Questions

Can a damaged wood door be refinished instead of replaced?
In most cases, yes. Scratches, fading, water rings, and worn finish can be repaired and refinished. Even doors with gouges or minor rot can often be restored for far less than replacement.

Do you refinish doors on site?
Yes. We refinish most doors in place with dust containment, which avoids the cost and disruption of removing and rehanging them. Heavily damaged doors can be taken to our shop.

How much does wood door refinishing cost?
It depends on the door, its condition, and the finish. Send us photos for a written estimate; per-door pricing drops significantly on multi-door commercial projects.

Can you match the existing stain and sheen?
Yes. We color-match the stain and topcoat so a single refinished door blends with the rest, or refresh an entire set to a uniform finish.

Refinishing a door or replacing it?

A worn, scratched, or faded wood door can look like a replacement job, but refinishing is usually the smarter choice, for both cost and quality. Here is how to decide between refinishing and replacing your doors.

When to Refinish

Most solid wood and quality veneer doors are worth refinishing. Scratches, fading, water rings, sun damage, and worn finish are all surface issues that sand out and refinish cleanly. Even doors with gouges or minor rot can often be repaired and refinished for far less than replacement, and the original door usually has better material and detail than a modern replacement.

When to Replace

Replacement makes sense when a door is structurally failed, badly warped, or hollow-core with damage through the skin, or when you want a completely different style. A quick look tells you which path fits.

The Commercial Math

For hotels and office buildings, refinishing dozens or hundreds of corridor and suite doors on an after-hours schedule restores a consistent, guest-ready finish at a fraction of replacement cost, with no doors out of service during business hours.

Scope Clarification

What we don't do.

Rose Restoration does not offer hardwood floor sanding or floor refinishing. For floor work, please contact a specialized hardwood flooring company. We're focused on all wood surfaces except floors — furniture, millwork, paneling, built-ins, doors, trim, cabinetry. Floors require different equipment and specialization.

Keep It. Don't Replace It.

A full refinish costs 15–30% of replacement.

Commercial wood furniture represents a real capital investment. Request an assessment.
