Which Grout Service Do You Actually Need?

This is the most important question — most people don’t need the most expensive option. Here’s how to think about it:

Grout Deep Cleaning — for soiled but intact grout

Your grout is gray/brown/dingy, but structurally intact. No cracks, no hollowness, no loose pieces. This is the most common case — grout is absorbing soil and cleaning product residue over time, and it looks terrible, but it’s not actually failing. Deep cleaning with the right equipment (hot water extraction, enzyme pre-treatment, stone-safe detergent) often returns grout to near-original color.

Cost: $1–$3 / SF. Turnaround: same-day for most residential bathrooms.

Grout Color Sealing — for grout that won’t clean back

Cleaning doesn’t restore the original color because the grout is permanently stained, discolored, or just tired-looking. Color sealing is a penetrating treatment that locks a fresh color into the grout — permanently, in most cases. You can choose to match the original color or refresh to a different color (lighter, darker, closer to tile).

Color sealing also makes the grout dramatically more stain-resistant going forward — it’s essentially locking the grout away from future staining.

Cost: $3–$6 / SF. Turnaround: 1–2 visits for residential bathrooms.

Rake & Regrout — for grout that’s failing

The grout is cracking, crumbling, falling out in chunks, moldy throughout its depth, or otherwise structurally compromised. Cleaning and color sealing won’t help — the grout needs to be physically removed and replaced.

Rake and regrout is the most labor-intensive grout service we offer: every grout joint gets raked out with an oscillating tool or diamond blade, the tile is cleaned, and new grout is installed. The result is essentially new grout.

Cost: $6–$12 / SF. Turnaround: 2–5 days depending on size. Requires the area to be out of service during work.

Stabilize Loose or Hollow Grout — for grout with hidden voids

Tap-testing reveals hollow sounds in specific areas — the grout or tile has lost substrate adhesion but isn’t visibly failing yet. Injection repair fills the voids and restores adhesion without pulling tiles up.

Cost: $4–$8 / SF in affected areas. Often performed as part of a larger restoration scope.

What Drives Grout Restoration Cost

1. Grout Line Width and Tile Size

Wide grout joints (1/8″ to 1/4″) between large tiles: fast, efficient. Narrow grout joints (1/16″ or hairline) between small mosaic tiles: dramatically slower. Small mosaic tile on shower walls can triple the time per SF compared to 12″×24″ floor tile with normal joints.

2. Condition of Existing Grout

Lightly soiled: fast to clean. Heavy staining, embedded grease (commercial kitchens), or decades of neglect: aggressive multi-stage cleaning needed.

3. Vertical vs Horizontal

Floor grout is faster than wall grout or shower walls. Vertical surfaces require different tooling and more careful water management. Showers with ceiling tile grout work are the slowest.

4. Size of the Job

Small residential bathrooms (under 75 SF) hit day minimums of $550–$850. Larger projects scale economically: a 500 SF commercial restroom grout job may run $2–$3/SF where a single 60 SF home bathroom runs the flat-rate $800.

5. Tile Type

Porcelain and ceramic: standard process. Natural stone tile: additional stone-safe chemistry and extra care needed. Glass tile: requires delicate handling to avoid chipping during grout removal.

6. Access and Fixtures

Open-floor tile access: fast. Tile around toilet, vanity, fixtures that need to be disassembled: slower and costs more. In some cases we coordinate with plumbers to pull fixtures during our work, then reset after.
